Four is as far as this goes. Above that California requires a licensed architect and the job changes shape.

Are there trees on the site?
Is the property on a sewer?

If there is no sewer to connect to, the ground has to be tested and a septic system designed for it — which is a job of its own.

Is the ground sloped?
Any new planting or irrigation?

If you are not sure, say so. We put it on the list anyway — asking for a price you turn out not to need costs you nothing, and finding out too late that you needed it costs weeks.
